Home Inspection Services Offered

General Home Inspection

I will conduct a thorough inspection of your home, inside and out. As a InterNACHI-certified professional home inspector, I have the knowledge and expertise to provide you with a thorough and professional, non-intrusive, visual inspection of your home, from roof to foundation. Outside the home, I will check the exterior walls, roof, driveway, deck, etc. Then, I will move inside to examine the walls, ceilings, floors, doors, and windows. The heating, air-conditioning, plumbing, and electrical systems will all be examined to ensure that they function as intended. Bathrooms, kitchens, and laundry rooms receive a thorough check, along with the attic and basement or crawl space. Here are some of the many items I'll be looking at during your home inspection:

  • Foundation and support structure
  • Fireplaces
  • Roof systems
  • Basement seepage
  • Safety controls
  • Water heater
  • Ventilation
  • Electrical capacity components
  • Structural integrity
  • Steps and stairs

Prelisting Inspections Looking to sell your home? Why a prelisting inspection?
  • It allows you to see your home through the eyes of a critical third-party.
  • It helps you to price your home realistically.
  • It permits you to make repairs ahead of time so that defects won't become negotiating stumbling blocks later.
  • You have the time to get reasonably priced contractors or make the repairs yourself.
  • It may encourage the buyer to waive the inspection contingency.
  • It may alert you of items of immediate personal concern.
  • It may relieve prospect's concerns and suspicions.
  • It reduces your liability by adding professional supporting documentation to your disclosures.
  • Alerts you to immediate safety issues prior to agents and visitors touring your home.

Builder's One-Year Warranty Inspections
The One-Year Warranty inspection is a regular home inspection and is used to provide you with evidence of repairs and/or corrections that need to be made before your one-year warranty runs out on your newly constructed home. Then you have a report to take to the builder that lists all repairs.

Log Home Inspection
Because of the nature of the type of construction and materials used the time needed to conduct a thorough inspection of log structures require extra time and effort.  Do not have just anyone perform an inspection of a log home.  Wood decay is a real concern.  Choose an inspector who allows the time needed to conduct the inspection you deserve and need.

Maintenance Inspections (for home owners, building associations, investors, ect)
This is an inspection in which I inspect your home/property to see if systems, structures and components are functioning as they should. If not, then issues will be identified before they become large costly problems. The things looked for will vary depending upon the season. Recommended highly for the Spring and the Fall Seasons Report also includes pictures.

Apartments / Multi-unit buildings
If you are looking to invest in a commercial buildings or apartments call me. This inspection is like the whole house inspection with the addition of my checking out each unit and each HVAC. Call for pricing as it varies with building size, ect.
